With 145,000 LEED Professionals and 7,000 Certified projects, the USGBC's LEED Rating System has created an industry of LEED consultants across the globe. Yet what owners, designers, contractors and others are reminded of every day is that LEED is a checklist, not a design manual. At SPI, we see LEED as a vehicle for prioritizing the owner's sustainability goals and delivering performance results. The following are SPI's project consulting services.
Integrated Design Process
SPI works with owners and design teams to guide the integrated design process by helping all the disciplines create a roadmap to clarify roles, responsibilities and deliverables.

LEED and Green Project Feasibility
In order to evaluate LEED™ feasibility, SPI:
- Confirms the most appropriate LEED rating system for the project
- Assesses prerequisites
- Assesses strategies that are easily implemented and involve no added cost (the “low-hanging fruit”) as well as evaluates the opportunities for including more complex sustainability strategies
- Identify the actions and individuals needed to confirm and execute the credits
LEED and Green Project Management
SPI coordinates the LEED™ Certification process. We can facilitate meetings, develop and manage a workplan, suggest different LEED credit approaches and strategies assist with required plans and calculations, and coordinate and review LEED documentation for submission to GBCI.
- Establish LEED credit progress and documentation milestones
- Participate in team meetings to track and discuss progress and maintain focus on documentation needs
- Provide LEED on-call assistance to the owner and project team members
- Develop Credit Interpretation Requests (CIR) on relevant project questions
- Provide updates on LEED rating systems changes and revisions
- Assemble and track LEED documentation (digital format)
- Submit LEED documentation to GBCI
LEED Technical Reviews
SPI technical peer reviews consist of a comprehensive review of current project documentation (drawings, specifications and cost estimate) to ensure that sustainable strategies have been integrated into the project documentation and that anticipated LEED credits will not be jeopardized.
- Review calculation baselines and design calculations to assess assumptions and verify if results are on target
- Technical review report includes comprehensive recommendations for revisions to project documentation, including SPI’s time-tested tactics for incorporating sustainable requirements into the project specifications
On Call Assistance
SPI acts as a coach and resource by providing on-call technical assistance to the owner and project team members.
- On-call assistance includes responding to questions, assessing inputs/assumptions for calculations
- Conducting necessary research
- Assistance with LEED-Online credit templates and supporting documentation

LEED Credit Calculation, Documentation and Strategic Assistance
SPI provides technical assistance services, including strategic planning, performing calculations and developing plans, to optimize your project’s LEED certification rating. Our extensive experience with all of the LEED rating systems, supported by our library of credit calculators, sample documents and teaching tools, brings the experience of scores of LEED projects to our clients’ fingertips. LEED Documentation Submittal and Final Review
SPI works with clients to track and support proper completion of the LEED-Online submittal documentation. We work with individual team members to help them complete their assigned templates and calculations, and identify omissions, errors and other defects and suggest ways to correct them. Prior to submittal of documentation, SPI crafts Credit Interpretation Requests. After submitting documentation to the USGBC, we assist the project team in responding to USGBC reviewer questions.
Policy Development and Implementation
SPI works with the private sector and with building owners to create rapid change, while simultaneously working on longer-term public policy initiatives to make sweeping, higher-leverage requirements.SPI affects change by working with governing bodies to establish guidelines, standards, incentives, regulations and building programs that mainstream green building.
